Boutique hotel · 2025

A 24-room hotel in a former grain store

Thick masonry, tiny windows and a protected façade — the brief was to make it feel generous without cutting a single new opening.

What we did

  • Re-planned the ground floor so daylight from the courtyard reaches the reception and the bar without a corridor in the way.
  • Kept the original timber structure exposed and detailed all new joinery to sit clear of it, so the two never fight for attention.
  • Specified a three-layer lighting scheme — wash, task, candle-level — dimmed on one scene controller for evening service.
  • Drew the full joinery package for headboards, minibars and reception, made by a single workshop to hold the finish consistent.
  • Ran weekly site visits through a nine-month build and closed the snag list before opening rather than after.

Concept to keys in hand

Concept & planning

We start with the survey and the sun path, not a mood board. Plans, sections and a written spatial brief that everyone — client, contractor, planner — can argue with early and cheaply.

Palettes chosen for how they age, not how they photograph on day one. Lighting laid out layer by layer so a room reads well at 9am and at midnight.

Eleven stores across four countries on one detail manual — where we learned to draw something a stranger's contractor can build correctly without a phone call.

The studio opened on residential work: tight plans, older buildings, and clients who lived through the build. Most of our detailing habits date from then.
